The Warehouse Development in Abu Dhabi is a strategic bonded and non-bonded logistics hub designed to international standards. BuildNG’s scope included a feasibility study, authority compliance review, detailed design evaluation, programme development, and cost estimation, ensuring the project meets both operational efficiency and regulatory benchmarks.

The master plan comprises two major plots, configured for bonded and non-bonded operations. Together they deliver a combined GFA of nearly 68,000 m², including dry and ambient warehouses, G+1 office facilities, and ancillary spaces. Designed with 12–18 m clear heights, 54 dock doors, and FM Global/NFPA fire protection, the development is built to handle heavy logistics throughput.

The structural system adopts a 12 × 24 m pre-engineered steel grid, with floor loading capacity of 4 T/m² in warehouses and 3.5 kN/m² in offices, coupled with FM2 flatness concrete slabs. Supporting facilities include 149 car and 33 HGV parking bays across the two plots, along with office fit-outs, reception, prayer rooms, and staff amenities.
